HAA were approached by the new owners of this detached house on Institute Road. They wanted to transform the appearance of the existing house and update the property to suit the needs of modern family living. HAA designed a two storey extension to the front and a first floor extension above the existing garage. No additions were made to the rear of the house so as not to reduce the size of the garden.
The new open plan hallway and bespoke staircase now create an amazing first impression upon entering the house. The beautiful walnut and ash staircase, incorporating metal strings and spindles was designed by our client together with HAA.
To the rear of the house and overlooking the garden, a large open plan kitchen and dining area now provide a beautiful family space. Pocket sliding doors have been inserted to allow the division of the room back into two if required.
Special piled foundations were designed to respect the tree crown and root protection areas of the existing trees on the site.
A modern and fresh look was created to the front elevation by painting the existing brickwork and using ornamental clay fishtail hanging tiles above. Interlocking clay roof tiles were used on the original and new roof as well as new glazing throughout.
