HAA were appointed by a private investor with a significant commercial property portfolio to maximise this tricky site’s potential. The site was a long thin piece of scrub land located adjacent to the railway embankment and some 10meters higher than the tracks below. Technically challenging the build incorporated very deep piled foundations. Intensive negotiations were held with Network Rail to achieve various consents. Most of the build costs were spent ‘in the ground.’ In doing so we created a valuable piece of real estate from a worthless piece of land. Sitting on the piles and a complex reinforced slab is a simple elegant building which has been let on a long FRI Lease to local hairdressers Oxygen.
