HAA were appointed to design a bespoke house for our clients who had bought a lovely site surrounded by woods within the Green Belt at Cookham Dean. Green Belt restrictions meant we had to pay particular attention to mass, bulk, volume and area increases on ‘original’. The designs comprised 3 volumetric shapes to break down the bulk of the proposed structure. Prior to bringing forward a planning application we had to exploit Permitted Development Rights (which were introduced by Government in 2008) to increase allowable areas. Permitted Development Rights sit on top of allowances within the Local Plan.
